Turkey
Turkey has a wide immigration system that is narrow in practice. Five routes exist on paper. Which of them you can use is decided before you apply, by your nationality and, if you get as far as the residence application, by your postcode.
Can you stay in Turkey long term?
Yes, on one of two clocks. Citizenship arrives at five years of residence. Long-term residence arrives at eight. Those are separate ladders, the shorter one is better, and most people get the sequence wrong.
Citizenship by residence needs five years of continuous legal residence, and the route that carries people there is a work permit with tax filings behind it. The exceptional route, USD 400,000 of property held three years, skips residence altogether: no minimum stay, decision in six to twelve months, spouse and children included. If you have the capital, that is the only Turkish route that does not depend on an official’s discretion.
Then there is the eight year long-term residence permit. It is real, it is indefinite, and it is usually a mistake. Naturalisation is available at year five. Anyone who waits eight years for permanent residence has spent three extra years renewing permits for a status they could already have had. The 8 year permit is for people who cannot naturalise, not for people who have simply been there a long time.
The remote-work door fails most often, and not on merit. The digital nomad programme publishes a closed list of 36 acceptable nationalities. If you are Indian, Pakistani, Bangladeshi, Nigerian, Kenyan, Egyptian, Filipino, Indonesian, Vietnamese or Chinese, you cannot apply at all. No income, degree or savings change that. For most of Asia and Africa, Turkey is a work-permit country or a capital country, not a nomad country. Read that before the USD 3,000 threshold.
Every route except citizenship by investment also runs into address-level enforcement. Districts have been closed to new residence applications where the foreign share of the population crossed a threshold, applied by nationality rather than to everyone. A clean application at a closed address is refused. Check the specific address on e-ikamet before signing a lease.
Ways to move to Turkey
| Your situation | Route to investigate | Quick read |
|---|---|---|
| Remote worker from an eligible country | Digital nomad visa | No family · switch-required · USD 3,000/month |
| Have USD 200,000 for a flat, will not work locally | Short-term residence permit | Partial family · switch-required · property value on the tapu |
| Have USD 400,000 and want a passport | Citizenship by investment | Family · direct · USD 400,000 held 3 years |
| Already resident eight years legally | Long-term residence | Family · direct · income test, no capital sum |
| Have a Turkish employer | Work permit | Family · switch-required · 5:1 quota |
Read the nationality question before the money question. The nomad route is closed to most readers of this site regardless of budget.
The programmes
Digital nomad visa. A one year residence permit that begins with a Digital Nomad Identification Certificate from the Ministry of Culture and Tourism. The threshold is USD 3,000 a month or USD 36,000 a year, applicants must be 21 to 55 and hold a university degree, and income must come from abroad. The nationality list is the whole story: EU states, Norway, Iceland, Liechtenstein, Switzerland, the UK, the US, Canada, Russia, Ukraine and Belarus. India, Pakistan, every African state and most of Asia are excluded outright. The certificate is also not a visa. It only lets you apply for one, and consulates can still refuse.
Short-term residence permit. The general purpose permit, and the one property buyers end up on. A title deed valuation of at least USD 200,000 is reported as the property threshold for 2026, though that comes from secondary sources rather than published regulation. It carries no work right at all. Buying an apartment does not buy the right to earn a living there, and working on this permit is a deportable offence.
Citizenship by investment. USD 400,000 in real estate, ministry-appraised, transferred from abroad in foreign currency, held three years under a no-sale annotation. Citizenship is granted outright with no residence requirement, decided in six to twelve months. Turkey has cancelled citizenships retroactively where the valuation was inflated or the funds did not arrive through a bank, so paperwork matters more than the purchase.
Long-term residence permit. Indefinite status after eight years of continuous legal residence, with an income test, health insurance and no social assistance in the previous three years. It carries a full work right with no separate permit. It is not a citizenship path, and treating it as one costs three years. Time on a student permit counts at 50 percent, so a four year degree counts as two.
Work permit. Employer-sponsored, filed by the company through e-Devlet, subject to a 5:1 quota of insured Turkish citizens per foreign employee. One year first, two on renewal, three thereafter, and an indefinite work permit after three years of lawful work. This is the route that produces naturalised citizens at year five, which makes it quietly the most valuable one in the country.
What Turkey is bad at
Remote work, for most of the world. A nominally open nomad programme that names 36 nationalities and excludes India, Pakistan, all of Africa and most of Asia is a nationality filter wearing a visa’s clothes, and the gap between that and the marketing is the headline. Family rights are thin: the nomad route includes nobody, and the property route includes a spouse and minor children only.
Then there is address-level unpredictability. Applications can be refused because the neighbourhood is over a foreigner quota, and you cannot check that before committing to a lease without going into e-ikamet. Every lira threshold also drifts with the exchange rate. The USD 400,000 passport is expensive but it is the one route that behaves predictably.
