Long-Term Resident Visa Guide
What is the Long-Term Resident visa?
The LTR is Thailand’s ten year residence programme, granted as five plus five. Four tracks: highly skilled professional, work-from-Thailand professional, wealthy global citizen, wealthy pensioner. Most tracks need USD 80,000 a year in income over the last two years, or USD 40,000 to 80,000 plus a master’s degree in science or technology. It gives annual reporting instead of 90 day reporting, multiple re-entry, and no path to permanent residence.

The four tracks in one paragraph each
Highly skilled professional. You are an expert in a targeted industry, working for a Thai or foreign company, a university, a research centre or a government agency. You need USD 80,000 average income over two years, or USD 40,000 to 80,000 with a master’s degree or higher in science and technology. This is the only track that gives you a digital work permit, the 17 percent personal income tax rate, and exemption from the 4 to 1 Thai employee ratio.
Work-from-Thailand professional. You are a remote worker for a well established overseas company. Same income bar, same master’s degree fallback. The catch is the employer test: your employer must be a publicly listed company, or a private company with at least three years of operation and USD 50 million in combined revenue over the last three years, or a wholly owned subsidiary of either. No work permit is granted on this track, because you are not working in Thailand.
Wealthy global citizen. You hold at least USD 1,000,000 in assets in your own name, and you invest at least USD 500,000 in Thailand. The investment can be government bonds with five years remaining, direct investment in Thai companies, or Thai property in your own name. The assets must already exist before you apply. This is not a route for borrowing into a threshold.
Wealthy pensioner. You are 50 or over with USD 80,000 a year in passive income at the time of application. Passive means pension, rent, realised capital gains, dividends or interest. Salary does not count, even if it is large. If your passive income is between USD 40,000 and 80,000, you add a USD 250,000 investment in Thailand.
Which one you qualify for
Work backwards from your evidence, not from your preference.
If you have a Thai or foreign employer and a degree in a technical field, the highly skilled track is the strongest because of the work permit and the tax rate.
If you have a foreign employer and no technical degree, check the employer test first. Most people fail there, not on income. A USD 120,000 salary from a 40 person agency does not qualify.
If your money is in assets rather than income, the wealthy global citizen track is the only one that ignores income entirely, but it requires USD 500,000 actually deployed in Thailand.
If you are over 50 and living on pensions and investments, the pensioner track is designed for you. If you are over 50 and still earning a salary, the pensioner track excludes you and you are looking at work-from-Thailand or O-A instead.
What the LTR actually buys you
Annual reporting instead of 90 day reporting. For anyone who has done years of 90 day address reports, this alone is worth a lot.
Multiple re-entry included. No separate re-entry permits, no fees, no gaps.
A ten year horizon. No annual renewal anxiety, no rebuilding a file every twelve months.
Tax treatment. The 17 percent flat rate for highly skilled professionals is genuinely favourable at high incomes, and overseas income is exempt on all tracks.
Fast track at airports. Minor, but real.
What it does not buy you: permanent residence, citizenship, or any accumulation of residence credit. Ten years on an LTR leaves you with exactly nothing in terms of settlement.

Good fit
High earners who want to stop cycling visas and can document two years of income. Retirees over 50 with genuine passive income. Specialists in technology, automotive, electronics, logistics or digital who want the tax rate and the work permit. People who value annual reporting over everything else.
Poor fit
Anyone earning below USD 40,000, with no track available at all. People earning USD 40,000 to 80,000 without a master’s degree in a technical field. Remote workers employed by small companies. People who cannot maintain the conditions for ten years, since every threshold is a continuing obligation. Anyone who wants permanent residence.
Watchpoints
- Conditions are continuing, not entry tests. Insurance, income and investment must hold for the whole ten years.
- Work-from-Thailand gives no work permit. Zero Thai income is permitted.
- The employer test kills most applications. Listed company, or USD 50 million revenue, or a subsidiary of one.
- Passive income only for pensioners. Salary does not count.
- Insurance is USD 50,000, not USD 100,000. The USD 100,000 is the alternative to buying insurance.
- No PR path. Ten years and out, or switch.
- Only BOI and TIESC are legitimate. BOI publishes a fraud warning about fake agents.
