Thailand Cost of Living for Visa Holders
What does it cost to live in Thailand per month?
A single person living comfortably outside central Bangkok spends THB 55,000 to 75,000 a month, about USD 1,700 to 2,400. The same life in central Bangkok runs THB 90,000 to 130,000. The visa adds THB 130,000 to 250,000 a year if you are on a Privilege Card, or almost nothing if you are on a DTV. Accommodation and health insurance are the two variables that actually move the number.
Monthly budgets
| Item | Chiang Mai | Bangkok outer | Bangkok centre | Phuket |
|---|---|---|---|---|
| One bed condo | 10,000 to 18,000 | 15,000 to 25,000 | 30,000 to 55,000 | 20,000 to 40,000 |
| Utilities and internet | 2,000 to 3,500 | 2,500 to 4,500 | 3,000 to 6,000 | 3,000 to 5,000 |
| Groceries | 8,000 to 12,000 | 10,000 to 15,000 | 12,000 to 20,000 | 10,000 to 16,000 |
| Eating out | 6,000 to 12,000 | 8,000 to 15,000 | 12,000 to 25,000 | 8,000 to 15,000 |
| Transport | 2,000 to 4,000 | 3,000 to 6,000 | 4,000 to 8,000 | 5,000 to 10,000 |
| Phone | 500 to 1,000 | 500 to 1,000 | 500 to 1,000 | 500 to 1,000 |
| Gym, fitness, misc | 2,000 to 4,000 | 2,500 to 5,000 | 3,000 to 7,000 | 2,500 to 5,000 |
| Health insurance | 2,000 to 5,000 | 2,000 to 5,000 | 2,000 to 5,000 | 2,000 to 5,000 |
| Total | 33,000 to 60,000 | 43,000 to 76,000 | 66,000 to 133,000 | 51,000 to 97,000 |
Add 20 to 40 percent for a couple, and 15,000 to 30,000 a month per child if you use international schools, which is a different order of magnitude entirely.
What is cheap
Street food at THB 60 to 120. Domestic flights from THB 1,200. Mobile data from THB 500. Massage at THB 300 to 500 an hour. Coffee at THB 60 to 100. Local transport, if you avoid taxis.
What is not cheap
Imported groceries, which carry heavy duty. Wine and spirits. Western restaurants, which cost what they cost anywhere. Cars, which are taxed heavily and cost more than in Europe. International school fees, THB 300,000 to 900,000 a year. Private hospital care, which is excellent and priced accordingly.
Accommodation
The single biggest lever. A one bedroom in a good Chiang Mai building is THB 12,000. The same standard in central Bangkok is THB 40,000.
Older Thai style buildings are cheaper and often better built than new condos. Newer buildings near BTS and MRT stations command a premium and are usually what foreigners rent.
Annual leases are significantly cheaper than monthly. Expect two months deposit plus one month advance, and expect the deposit to be negotiable in a soft market.
Utilities
Air conditioning is the whole bill. A one bedroom running AC at night in hot season costs THB 2,500 to 4,500. A house with multiple units costs THB 6,000 to 12,000.
Electricity tariffs rose in 2024 and 2025 and have not come back down. Budget the higher end.
Transport
Bangkok has BTS and MRT, both cheap and reliable, THB 17 to 62 per trip. Taxis and Grab are inexpensive by Western standards but rising. Motorbike taxis are the fastest way through traffic.
In Chiang Mai and Phuket you need a vehicle or you rely on Grab, which adds THB 3,000 to 8,000 a month.
Visa related costs
This is the category most cost of living calculators ignore, and it varies enormously by route.
| Route | Annual cost |
|---|---|
| DTV | about THB 500 once, THB 1,900 per extension, plus border runs |
| LTR | THB 5,000 amortised, plus insurance |
| O-A | THB 1,900 extension, THB 1,000 to 3,800 re-entry, plus insurance |
| O-X | THB 3,000,000 immobilised, insurance |
| Privilege Card | THB 130,000 to 250,000 per year |
| Non-B | THB 3,000 work permit, THB 1,900 extension |
A Privilege Card holder is paying more per year for their visa than a Chiang Mai resident pays for their rent. That is worth seeing in a budget.
Health insurance
THB 2,000 to 5,000 a month for a domestic inpatient policy at age 40 to 60. This is one of the better value line items in the budget and one of the most commonly skipped.
Skipping it works until it does not. A single hospitalisation can exceed a year of premiums several times over.
The realistic all in number
Single person, Chiang Mai, comfortable but not extravagant, DTV, domestic insurance: THB 45,000 to 55,000 a month, about USD 1,400 to 1,750.
Same person, Bangkok centre, LTR, international insurance, eating out often: THB 120,000 to 150,000, about USD 3,800 to 4,750.
The spread between those two lives is roughly three times, in the same country, on the same visa terms. Location and habits dominate.
Good fit for the cheaper end
Chiang Mai, Khon Kaen, Udon Thani, Hat Yai. Local food, local transport, annual lease, domestic insurance, DTV or O-A.
Poor fit for the cheaper end
Central Bangkok, Phuket, Koh Samui. International schools, imported groceries, a car, international insurance, Privilege Card. That combination is a USD 5,000 a month life.
Watchpoints
- Air conditioning is the utility bill. Budget the hot season rate.
- Annual leases are much cheaper than monthly.
- Imported groceries and alcohol carry heavy duty.
- International schools are THB 300,000 to 900,000 a year per child.
- Visa costs vary from near zero to THB 250,000 a year depending on route.
- Domestic health insurance is good value. Skipping it is the most common expensive mistake.
- Bangkok centre costs roughly three times Chiang Mai for the same standard of living.
